Welcome to Kirkstone Subdivision!
Kirkstone subdivision would like to welcome you to the area, and thank you for choosing to become a part of our neighborhood. If you are not familiar with our homeowners association, we would like to take a moment to welcome you and give you a brief overview of the organization.
Kirkstone was established in 1997 and has 155 homes. Amenities include a swimming pool and tennis courts. These facilities are for use by residents who are current on their dues.
Kirkstone is governed by the Declaration of Covenants, Conditions and Restrictions for Kirkstone. The Kirkstone Architectural Design Standards Document is an extension of the declaration and provides guidelines for the homeowner. The purpose of the association is to help maintain and preserve the value of the amenities within Kirkstone, while maintaining a safe and pleasurable place to live.
A Board of Directors is composed of volunteers and elected by the community to oversee the daily functions and financial responsibilities of the Association. It is also a function of the board to ensure compliance with the established covenants and bylaws of the Association. The Board does not have the authority to revise the established covenants in any manner other than by the process defined in the association bylaws.
We are always looking for volunteers – let us know if you are interested in helping.
Currently, Kirkstone is managed by Atlanta Community Services (ACS). Shelia Pace at ACS is the primary contact for all concerns including annual assessment, restrictions, or information on proper procedures for building modifications and architectural control issues.

Safety / Parking on Street -
Slow down. Warmer temperatures = children playing outside. Please drive safely through our neighborhood and make sure to tell your visitors to do the same.
As stated in our covenant document, NO vehicles of any type whatsoever shall be permitted to park on the streets of the development on a permanent basis, but shall be allowed on a temporary basis. If you notice that a car has been parked over night for several nights you can call the Gwinnett County Police non-emergency line 770-513-5100 or file a report online.

Annual HOA Meeting -
The 2011 Annual Meting will be held Tuesday, March 15th at 7:00pm at the Northview Christian Church, 2000 Gravel Springs Road, Buford, GA 30519 (Located across from the Kroger on Gravel Springs Road).

Lawn Maintenance -
Combine the rain we have had in the Fall & Winter with the recent warmer temperatures and you get lots of weeds. Get an early start on keeping the weeds under control by treating your yard.
Here are 4 things to help us all: (Thanks to the Warchol's)
1) Mow your lawn in a timely manner (our common areas are mowed once a week). This includes the side yards and backyard.
2) Please treat your lawn for weeds
3) Please refrain from blowing grass clippings into the street. This causes the storm drains to back up.
4) Trim your bushes and keep trash and garbage from cluttering your yard. We want all homeowners to do their part in keeping property values up. If you believe a home is in violation, please let us know.
Association Dues -
As a general reminder to all homeowners the association fees are due in two installments: January 31st and March 31st. The second installment should be recieved no later than April 15th. If for any reason you will not be able to make the deadline, please contact Atlanta Community Services at 770-904-5270, by April 15th, to set up a payment plan. Any homeowner that has not paid their dues or set up a payment plan will have a lien placed on their home. In addition homeowners with unpaid balances will not receive a key to the pool and tennis courts until their balance is paid in full.
