Covenants / Governing Documents
Two documents you should be familiar with:
1) The Declaration of Covenants, Conditions and Restrictions for Kirkstone is the primary governing document for Kirkstone subdivision. This is the primary document in which the Kirkstone Homeowner's Association is based.
2) The Kirkstone Architectural Design Standards Document is an extension of the Declaration. It provides guidelines for the use & maintenance of the property in Kirkstone to protect the investment of every homeowner. This document contains the necessary forms to submit a request for change.

ACC (Architectural Control Committee)
We are currently working on updating our ACC process. Each month there will be drive-by inspections of the entire neighborhood. During the drive by inspections the ACC members are making sure that our community design standards are being followed. In efforts to help lower the number of letters being sent out, we have highlighted the common items that violation letters are sent out for. Please review the summary of the architectural design standards below to make sure that you are aware of them. Remember, this is just a summary of the standards, for a complete list along with change forms please refer to the Kirkstone Architectural Design Standards Document above.

Kirkstone Architectural Design Standards
Exterior House Standards
- No vehicles of any type should be parked in the street overnight or in the pool parking lot. This violates a Gwinnett County Ordinance and vehicles in violation may be report to the police.
- Homeowners are encouraged to keep vehicles in their garages.
- Homeowners with marked commercial work vehicles are encouraged to park such vehicles in the garage after hours.
- Any changes to existing or new hardscapes including, but not limited to, driveways, walkways and patios require specific approval of the ACC prior to construction.
- Any alterations to the exterior of the house must be approved by the ACC.
- All window treatments facing the street must be lined in white to give the community a common look from the outside.
- All mailboxes should follow one common design. Mailboxes shall be white, vertical and of a standard height. The mailbox shall include only the house number and be located as prescribes by the United States Postal Service.
- Street numbers or surnames are not permitted on the curb.
- Exterior holiday decorations must be removed no later than one week after the holiday.
Landscaping Standards
- All front lawns shall be Bermuda sod to ensure consistency in the community. Lawns will be cut, edged and watered regularly to ensure a healthy green appearance. Weeds visible from the street must be treated and removed.
- All islands and beds should be maintained regularly with fresh pine straw, natural chipped bark, mulch or edging.
- All new or expansion of existing islands or beds require a landscaping plan to be submitted for approval.
- Fences must be approved by the ACC prior to installation.
- All lawn furnishings and structures including but not limited to: bird baths, frog ponds, flagpoles, artificial plans, bird houses, rock gardens, statues are to be located in the rear of the yard only.
Recreational Equipment and Animal Standards
- All children’s play sets must be approved by the ACC.
- All children’s bikes and toys shall be placed out of public view when not in use.
- Mobile basketball goals are permitted and should be stored in driveway by garage door or out of public view when not in use.
- All in-ground pools, spas and whirlpools must be approved by the ACC and be located as to provide minimum visual impact.
- Permanent above-ground pools and any type of pool enclosure are not permitted.
- Gwinnett County ordinance states that no dog is allowed off a homeowner’s property without a leash that has an owner attached.
Homeowners are responsible for cleaning up after their dog while walking in common areas or other homeowner’s property.
